1. This is education, not advice
The First Time Buyer Bootcamp is general educational content about how the property buying process works in England and Wales. It is based on more than fifteen years of working inside the industry as an estate agent and property developer.
It is general information given to a general audience. It is not advice about your situation, your money, your property or your circumstances, because we do not know what those are.
2. Not financial advice
We are not authorised or regulated by the Financial Conduct Authority and we do not give financial advice.
• Nothing in the Course is a personal recommendation to take out, or not take out, any mortgage, loan, insurance policy, savings product or other financial product.
• Nothing in the Course is a recommendation of any particular lender, broker, bank or provider.
• Where we talk about how mortgages, deposits, credit or affordability work, we are explaining the mechanics so you can have a better conversation with a qualified professional. We are not telling you what to do.
• Before you make any financial decision, speak to a mortgage adviser authorised and regulated by the Financial Conduct Authority. You can check anyone's authorisation for free on the Financial Services Register at register.fca.org.uk.
3. Not legal advice
We are not solicitors or licensed conveyancers and nothing in the Course is legal advice. Conveyancing, contracts, leases, title, searches and everything connected with them should be handled by a qualified conveyancer or solicitor acting for you. Nothing in the Course replaces that.
4. Not a survey or a valuation
Where the Course covers what to look for at a viewing, or what different levels of survey cover, that is to help you know what to ask and what to instruct. It is not a survey, an inspection, a structural opinion or a valuation, and it is not a substitute for instructing a qualified surveyor. We are not RICS regulated.
5. Figures, rates and examples
• All figures, rates, percentages, costs and worked examples in the Course are illustrative. They are there to show how a calculation works, not to tell you what you will pay.
• Interest rates, house prices, fees, tax rates and lending criteria change constantly and vary by lender, by property and by person. Your figures will be different.
• Government schemes and their eligibility rules change. Everything in the Course was correct at the time of filming. Always check the current position on GOV.UK or with a qualified adviser before you rely on it.
6. No guaranteed outcome
We cannot and do not guarantee that you will be offered a mortgage, that your offer on a property will be accepted, that a purchase will complete, that you will save a particular amount of money, or that you will buy a home at all. Those things depend on lenders, sellers, markets, surveys, chains and your own circumstances - none of which are within our control.
Any results described by us or by other students are their results, not a promise of yours.
7. Property risk
The value of property can go down as well as up. If you take out a mortgage, your home may be repossessed if you do not keep up repayments on your mortgage.
Buying a home is one of the largest financial commitments most people ever make. Take it seriously, take professional advice, and do not commit to anything you do not understand.
8. Third parties and commission
The Course and our emails may point you to third-party providers and services. We may receive a commission or fee where you use certain providers, and we will say so clearly wherever that is the case. A commission never changes what we tell you.
We are not responsible for third-party services, their advice, their fees or their conduct. Check their credentials yourself. If they are giving financial advice, check them on the Financial Services Register. Your contract with any third party is with them, on their terms.
9. Geographic scope
The Course covers the property buying process in England and Wales. Scotland has a materially different system, and Northern Ireland differs in places. If you are buying in Scotland or Northern Ireland, much of the process described will not apply to you.
10. Your decisions are yours
You are responsible for your own decisions about property, money and professional advisers. To the fullest extent permitted by law, we accept no liability for any loss arising from your reliance on general educational content. Nothing in this disclaimer limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded, and nothing in it affects your statutory rights as a consumer.
